Sir/Madam,
I am very interested in investing in your project. I am intrigued that a foreigner would be able to own freehold title. Is there are market for selling the condo in a few years? In other words. Will it rise in value? What are the taxes payable on the rental and would you help me to open a Philippine bank account?
Kind Regards,
David Phelps

INVEST IN THE PHILIPPINES

THE RIGHT TIME TO INVEST IN THE PHILIPPINES IS NOW!

The political, social, business and economic conditions have never been this good for the past eight (8) years. Consider this Macroeconomic Overview of the Philippines as of November 2006:

1. Economic and political developments over the past 18 months have encouraged investors ,multinationals and local business groups to invest in the Philippines.

2. Stronger local financial market due to stronger Philippine Peso , higher capital inflows , lower borrowing costs, and credit upgrades.

3. Economic prospects suggest continued GDP growth, increased public and public Investment and higher export growth.

4. Robust GDP growth

       a. GDP grew 5.1% in 2005. First time the economy has experienced
two Successive years of GDP growth higher than 5%.

       b. Economy expected to grow 5.3% (2006) and 5.7% (2007)

5. Fiscal reforms on target

        a. The Philippines is implementing key reforms such as expansion of
tax Collections ( Expanded Value Added Tax Law).

        b. In April and May, the country posted its first back-to-back
monthly budget surplus since the Asian Crisis in 1997.

6. With 9 million Filipinos working overseas, a total of P10.7 billion
worth of Remittances were recorded in 2005 and P13 billion
projected for 2006, boosting Domestic spending and economic
      recovery.

7 More Public and Private Investment

President Arroyo intends to make PhP 100 billion per year in public
investments for infrastructure, commerce, health, education and
     security.

8. Improving external sector

          a. Export growth has been moving upwards with clear recovery
since late 2005. Official target for export growth in 2006
                  is 8%.

          b. Current account balance surplus of US$ 2.4 billion, aided by
                 record OFW Remittances.

          c. 64% annual gain in Foreign Direct Investment (FDI) rising
                  to a total of US$ 11.1 billion.

Considering the above indications and the upgrading of the Philippines’
credit rating by MOODY’s , the whole country is upbeat and investors’ confidence are very high. “ The upgrade is a reaffirmation of the positive view of the financial markets and the investors on the economy.” Said Armando Tetangco, the Philippine Central Bank Governor, in a separate statement to the media. (Phil. Daily Inquirer, Nov. 4, 2006)

S&P and Fitch, which rates the Philippine sovereign at three and two notches below investment grade, respectively, removed their negative outlook earlier this year. A negative outlook indicates Risk of a ratings downgrade in the next 12 to 24 months. Moody’s , which gave the lowest rating at four notches below investment grade, also revised its outlook to “stable”. An improvement in the credit rating will therefore help lower the government’s cost of borrowing, freeing up more resources for vital basic services. An improved credit rating will also encourage the entry of more investments. For  the government, the improved ratings outlook would reduce cost of infrastructure projects and allow it to undertake more projects.(Source: Phil Daily Inquirer, Nov.4,2004}
